Properly maintained gutters can last an incredibly long time, making the importance of a little seasonal DIY checking certainly worth some attention.

WARNING: Accessing your gutters may be dangerous or physically difficult for you. HSA statistics suggest roughly 30% of DIY accidents involve a fall from a ladder, so never push yourself if you feel unsafe or take unnecessary risks. Never clean or check guttering alone, always have a partner on hand to steady the ladder and offer assistance.

Cleaning Tips

• Begin at the downspout end of the gutter. If the downspout is blocked, nothing can run off as you clean. Your Revised Domestic Permitted Development Rights

Permitted Development (PD) has often been cited as the bane of home improvement legal issues. Often unclear and sometimes in contrary to planning permission application outcomes and advice, 2010 saw a timely overhaul of UK domestic PD guidelines. So, what can you legally do the exterior of your property according to revised PD?

•   Build a porch of less than 3m₂ using the material of your choice
•   Install green energy devices e.g. solar panels (wind turbines often require planning permission)
•   Renew guttering using the material of your choice
•   Erect a satellite dish or aerial
•   Install new or refurbished fascias and plastic wall cladding

Extensions & Outbuildings

• Extend the back of your home by 4m (single storey) or 3m (two storeys). This includes verandas made from corrugated roofing sheets and conservatories.

Remember, today’s PD doesn’t outrank planning permission, so avoid costly mistakes via a casual chat with your local planning office if in doubt. Extensions and outbuildings erected without thorough research into planning permission needs may be torn down by Council order.

Important roofing considerations when paying for a new extension

A sloping roof is always recommended on a new building extension for easy drainage of rainwater. However, as well as ensuring that high quality felting and securely interlocking tiles are being used, it is also vital to check that quality fascias, soffits and guttering will also be used and installed properly.

The most cost-effective and practical material generally considered suitable for fascias, soffits and guttering is UPVC plastic. Not only is PVC plastic extremely durable and resistant to the elements, it also requires little maintenance over the years.

Fascias are required at the points where the wooden roofing rafters connect to the tops of the walls (this part of the roof being known as the eaves). The fascias must be securely fixed vertically to the ends of the rafters and parallel to the wall length in order both to protect the rafters and to provide a fixing board for the guttering.

Where the rafters and tiles protrude beyond the edge of the walls it is also recommended that the exposed wood is protected from underneath by connecting soffits – or horizontal boards – between the walls and the lower points of the fascias.

The guttering should slope evenly down towards the downpipe, ensuring that individual sections have not slipped out of place on connection with the brackets. The downpipe itself should be securely sealed when connected to the drain outlet so as to prevent leaves and debris from entering the drain. Important tips when replacing guttering

Modern plastic guttering is a high quality, lightweight, flexible, and easy-to-install product. There are however some important points to take on board when carrying out a guttering replacement.

Firstly, whilst removing old plastic guttering is a relatively straightforward task, stripping out old cast iron guttering requires a lot more care and effort. It is recommended that long nails are hammered into the fascia board immediately under each section of guttering as it is very heavy and will require support once disconnected. The bolts connecting the ends of each section should then be cut through with a hacksaw and each section carried down by two people (one at each end) using rope loops.

Once the old guttering and brackets have been removed, installation should always begin by fitting the guttering piece with the drain outlet, using a plumb line from the fascia to the drain below to accurately mark the position. The outlet piece should then be fitted no lower than 50mm below the roof line.

It is vital that the guttering along each wall is fitted so as to slope downwards towards the drain outlet at a gradient of approximately 10mm for every 6 metres of guttering. The best way of ensuring this is to fix a bracket at the opposite end to the drain outlet and to connect an accurately loping string between the two.

The positions for the remaining brackets should then be marked at intervals no greater than one metre.

Replacing your guttering safely

Defective and broken guttering can cause serious problems to property, causing dampness, mildew and decorative defects. Until fairly recently, rainwater drainage systems were composed of metal and/or concrete pipe. Today, however, plastic guttering and downpipes are the norm, making repairs easy.

Just as with plastic sheeting and fascias, plastic guttering comes in all sizes and forms – including traditional cast iron guttering ranges, such as the one we at Bliby Plastics have on our site. Unlike the real thing, it is light to lift and easy to fit.

The best time to replace your guttering is after the leaves have fallen, around about November. This is also when you’re most likely to know something needs doing, as it will have rained a bit by then, and lower temperatures open up cracks in drainage pipes, especially if they’re the metal sort.

Even though plastic guttering is light, you still need to be safe while handling it. Make sure you position the ladder correctly, and don’t tackle the job alone – do it as a team of two. Even plastic can become unwieldy when you’re carrying long lengths up a ladder. If you have decided to replace the entire rainwater drainage system, or are working quite high up, it may be worth hiring a portable tower scaffold.

Gutters can become blocked with all kinds of debris. A build-up of rubbish can breach the top of the gutter, creating the illusion of a leak where there isn’t one. So don’t replace your guttering until you’ve given it a thorough clear out, and wait for some rain to see if the problem persists.
